The property and unit come from what the reporter said and are marked as such. The timestamp is the documentation you need if it is ever questioned.

What you can show at the next owners’ meeting

The commonest complaint about managing agents is that nobody answers. Our callers are upset. That needs a person.

The alternative at 16:50 on a Friday is not a person today, it is voicemail — and that does not calm an upset caller down. scoco lets them finish, asks structured follow-up questions, and confirms that the report has been passed on. With a genuine emergency it rings straight through to the on-call service, with a spoken note of what it is about.

How does scoco know whether it is an emergency?

It does not know, it asks. Where exactly, since when, is it still running, can you reach the stopcock. Then it follows the rule you have set. scoco does not decide whether something is an emergency — you decide that once, and scoco sticks to it, at three in the morning too.

Does scoco know our on-call rota?

No. scoco puts calls through to the number you have set for on-call. When the on-call person changes, you change the number — by hand, today. An automatic rota is planned, but we are not selling it to you before it exists.

Does scoco give out information about statements?

No. Not about service charges, ground rent, reserves or resolutions. scoco cannot check who is calling, and information about a unit is nobody’s business but those entitled to it. Calls like that are recorded in full and routed to the property manager.

Does scoco instruct contractors on its own?

Only if you set it up that way, and only within the limits you define. By default scoco puts the call through to the on-call service or to the contractor number you have set. It never approves costs.
